As a tour of my offices will show you, I offer a selection of pre-built properties, including homes and clubs. Pre-built properties have the advantage of immediacy; you can receive and start enjoying your new home or office or club almost as soon as you pay for it.
What every pre-built place lacks, however, is immediate personalization to suit and reflect the owner . . . that uniqueness that says, "This is my place. This is me." That is what C3I Design, Limited offers you in my specialty, custom-built properties.
The custom-design process begins with our initial meeting. You should be prepared to spend between one and two hours at that meeting, where we will discuss the comprehensive details of your dream property, including as a partial list:
After our initial meeting I will develop a general floor plan showing the overall footprint of the structure and the layout of its major rooms and spaces. I will send this to you and answer any questions you have about the design. This is your opportunity to have me put additional spaces in the plan, or to rearrange them.
Once you are happy with the general plan I will begin construction. Depending on real-life demands I typically start work within one week of the finalization of the floor plan, and you should allow forty-five days for construction although I try to complete homes in thirty days and clubs usually take less time (by "clubs," I mean properties built as clubs and not properties on club templates that the client intends as his or her home). If you need the property faster than that it may be possible -- again, depending on real-life demands -- for me to fast-track your construction, but there will be a fast-track fee.
I will notify you when I have completed each major section of the property. Throughout the construction you will have access to the work in progress, and I will accommodate reasonable, minor changes to the construction of the section under work without an additional fee. Once a section is complete and I have begun work on another section, any changes to a completed section will involve a change-order fee.
When I have finished the property I will test its script features to make sure they work, and then I will notify you that your property it ready. We will have a walk-through at your request so that I can point out and explain the script features. At that point I will ask you for payment and upon its receipt in full I will transfer a non-transferable copy of the property to you. Please make sure that you have the right kind of template for the property and an open slot for it at this time.
I will retain a copy of your specific property for ninety days after I complete construction. If you accidentally delete your copy, or if it becomes corrupted through no action of your own, I will send you a replacement copy for only the RLC-imposed transfer fee.
There are five components to the cost of your property:
The base price is the price of the property assuming that there are no special costs involved in its construction. In most cases the base price is the only price you pay for your dream home except for the RLC-imposed transfer fee. The base price of your dream home will depend on the size of the property and how extensive you want it to be. Generally speaking you should expect your dream home to have the following range of base prices:
Change order fees are extra charges for you requesting changes to the property once it is under construction, either in a section I have already completed and notified you about or in a section under work where your changes are substantial. I will advise you of the amount of the fee and if you agree to pay it I will make the changes.
A fast-track fee is an extra charge for me to rush construction. What the fee will be will depend on how rapidly you requie your dream home. If real-life demands will prevent the construction time you wish, I will advise you of what is feasible, or I will do the work according to the original time plan. I cannot fast-track properties already under construction.
If you want specific items from third parties -- for example, specific furniture or paid-for TV services -- that I must pay for to obtain, the price of your dream home will include the cost I must pay to obtain those things. I do not "cost-plus" these expenses; I will charge you only what I have to pay.
RLC charges a transfer fee to send a copy of a property to a recipient. This fee is whatever RLC charges at the time of transfer.
I am a sponsor in several RLC clubs and I offer prizes. The most common prize for properties is a fifty-percent discount on construction or a pre-built property. The prize certificate is good for six months following the date on which the club notifies me of your prize (which actually adds a day or two to your eligibility period). There is no limit to the number of prizes you may redeem, but you may only use one prize discount on any single purchase. The discount applies only to the base price.
From time to time I have special offers either to reduce a base price or to couple construction with the purchase of an existing property.
I typically do not require a downpayment. I will ask you for payment after I have finished construction, and once I receive it I will transfer your copy to you.
I offer interest-free laway plans for both pre-built and custom-built properties. Please consult with me for the specific terms and conditions.
Your copy of your dream home, club, or office will be non-transferable. This means that you cannot sell, trade, or give it or a copy of it to anyone else.
You may arrange for the construction of a property as a gift for someone else, but they will receive a non-transferable copy of the property and they should be involved in the initial meeting so that I will know his or her preferences.
Downpayments and/or layaway payments may be refundable or non-refundable depending on the situation. I will advise you of the refundability of such payments before beginning construction.
